"The New West Valley" offers the wide-open spaces Arizona is known for. Some are calling it the new frontier in - the Phoenix valley. Goodyear, Avondale, Glendale, Peoria, Litchfield Park, Surprise, Estrella Mountain Ranch and Sun City Grand are HOT real estate territories. At last count there are somewhere in the area of fifty new home developments in the West Valley and many more in the development stages.
I have seen this development up close and know where the real estate resale bargains are. I also have represented many buyers interested in purchasing a new home and personally know where the home builders are who are ready, willing and able to negotiate the purchase of one of their new homes.
The Arizona Department of Economic Security predicts that the five largest cities in the West Valley (Avondale, Glendale, Goodyear, Peoria and Surprise) will grow 34 percent in the next seven years. For example, by the year 2005 the city of Goodyear's population will go from 11,700 to 22,000. Avondale will jump from 25,000 to 31,000. Land is more affordable on the West Side, which is another key to the West Valley's rapid development.
The city of Buckeye is west of Goodyear approximately 15 miles and has approved for development some 100,000 new home construction sites to be built over the next 10 years. This means that resale and new construction homes are affordable and abundent, which is a great benefit to the consumers. Many homes with 2 car garages and tile roofs can be purchased between $130,000 and 160,000.
